churning

Frequent buying and selling of investments by investment advisors to increase their commission income. The frequency of buying and selling is regardless of whether such transactions are in the best interests of the client.

The term is also used to describe the encouragement from mortgage providers to mortgage holders to take out new mortgages rather than top up an existing mortgage. Mortgage providers do this in order to increase income from mortgage charges. Both practices are disapproved of.
