sector theory

Model of urban land use in which the various land-use zones are shaped like wedges radiating from the central business district. According to sector theory, the highest prices for land are found along transport routes (especially roads), and once an area has gained a reputation for a particular type of land use (such as industry), it will attract the same land users as the city expands outward.
